1. Who we are

Inspectr (“we”, “us”) provides a web application at homeinspectr.com that home inspectors use to create, manage, and deliver inspection reports. This policy describes what information we collect when you use Inspectr, how we use it, and the choices you have.

2. Information we collect

Account information. Your email address and a password. We store only a salted hash of your password, never the password itself.

Profile and company information. Information you choose to add: your name, address, phone numbers, inspector license details, certifications, insurance details, profile and cover photos, and your company’s details, logo, and report disclaimer.

Report content. Everything you put into an inspection report: the property address and details, your findings and ratings, photos you upload, inspection conditions, and your written summaries and narratives.

Your clients’ information. Reports can include contact details for your inspection client and their agent (name, email, phone). You enter this information and are responsible for being permitted to share it with us. We use it only to display and deliver your reports — we never use it for marketing, never sell it, and never include it in the material sent to AI drafting features (see section 4).

AI Report Builder inputs. On plans that include the AI Report Builder, files you upload for a build: photos, voice recordings, documents, and typed notes.

Billing information.Payments are handled by Stripe. We store your subscription plan and status and Stripe’s identifiers for your customer record — we never see or store your card number.

Support messages. Messages you send through the in-app support page.

Technical information. IP addresses, which we use to rate-limit abusive traffic (rate-limit records are kept for at most about two days; IP addresses can also appear in routine server logs), and error reports when something in the app breaks (with sensitive values such as email-link tokens removed before they are recorded).

3. How we use your information

We use your information to run Inspectr: to authenticate you, store and render your reports, generate PDFs, provide the AI-assisted features described below, process subscription payments, answer support requests, send you transactional email (verification links, password-reset links), and keep the service secure. We do not sell your information or use it for third-party advertising.

4. AI features and your data

Inspectr’s AI features are powered by Google Cloud (Vertex AI, and Cloud Speech-to-Text for voice transcription). Under our agreements with Google, data sent to these services is used only to provide the feature and is not used to train Google’s models.

Finding drafts, summaries, and narratives. These features send text context about the property and inspection (property type, age, conditions, section coverage, and your finding text). They deliberately exclude your client’s and their agent’s names and contact details, and the inspection date and attendees.

AI Report Builder. When you run a build, the photos, documents, and notes you uploaded are processed by the AI models, and voice recordings are transcribed by Google Cloud Speech-to-Text (audio is staged temporarily for transcription and then deleted). Text extracted from documents is scanned and redacted for Social Security numbers, email addresses, and phone numbers before further AI processing. The builder assembles a draft of your report from these inputs — its findings and photo placements are written into the report for you to review, edit, or revert, and a text transcript of your voice recordings is kept with the report. AI suggestions derived from photo analysis are only added if you confirm them. You are responsible for reviewing everything before you deliver a report.

5. Service providers

We use a small set of infrastructure providers to run Inspectr, each receiving only what it needs to do its job:

  • Fly.io — application hosting
  • Neon — database hosting
  • Cloudflare R2 — photo and file storage
  • Stripe — payment processing (card details go directly to Stripe)
  • Google Cloud — AI features and voice transcription (section 4)
  • Google Maps — address autocomplete (the text you type into address fields is sent to Google to produce suggestions)
  • Resend — transactional email delivery
  • Sentry — error monitoring

Support messages are handled in our own support tooling so that we can respond to you.

6. Cookies

Inspectr sets one cookie: a session cookie that keeps you signed in for up to 30 days. It is not readable by scripts and is not used for tracking. We use no analytics or advertising cookies.

7. Data retention

Report photos on the Free plan are deleted 90 days after upload. Paid plans retain photos for as long as your account is active.

AI Report Builder uploads. Photos you upload for a build become report photos. Voice recordings and documents are used only to run builds for that report and are deleted after a completed build (or when your account is deleted); the text transcript of your recordings is retained with the report.

Rate-limiting records (IP addresses) are deleted automatically within about two days.

After account deletion (section 8), we retain a deactivated copy of your account record, company details, and report data (which can include transcripts and photos embedded in older reports) for a limited period for billing records, dispute resolution, fraud prevention, and to recover an account deleted by mistake, after which it is permanently deleted.

8. Your choices and rights

You can view and update your account, profile, and company information at any time in the app. You can delete your account from Settings; deletion requires your password and takes effect immediately. When you delete your account: your subscription is canceled, all of your sessions are signed out, your profile photos are removed, and your uploaded photos and files are deleted from storage (file deletion can take a short time to complete). Your account is deactivated and can no longer be signed in to, subject to the limited retention described in section 7.

Depending on where you live, you may have additional legal rights over your personal information (such as access, correction, deletion, and portability). Contact us through the in-app support page to exercise them.

9. Security

All traffic to Inspectr is encrypted in transit. Passwords are stored only as salted hashes, sign-in and account endpoints are rate-limited, and sessions are stored as hashed tokens that you can revoke at any time by signing out everywhere. No system is perfectly secure, but we design for the failure modes we can foresee.

10. Children

Inspectr is a professional tool and is not directed to children. We do not knowingly collect personal information from anyone under 16.

11. Changes to this policy

If we make material changes to this policy, we will update this page and the date above, and for significant changes we will notify you in the app or by email.
