Terms of Service

1. Agreement
These terms govern your use of Inspectr, the inspection-report service at homeinspectr.com (“Inspectr”, “we”, “us”). By creating an account or using Inspectr you agree to these terms and to our Privacy Policy. If you do not agree, do not use Inspectr.
2. The service
Inspectr is a tool for home inspectors: it generates inspection form templates, stores your findings and photos, produces printable and PDF reports, and offers AI-assisted drafting features that vary by plan. Accounts are individual; an account is for one inspector.
3. Your account
You must provide a valid email address and keep your password secure. You are responsible for activity under your account. We may require email verification before certain features (such as creating reports or using AI features) are available. Notify us through the in-app support page if you believe your account has been compromised.
4. Plans, billing, and cancellation
Inspectr offers a Free plan and paid subscription plans with different limits and features, as described on the billing page. Paid subscriptions are billed through Stripe and renew automatically until canceled. You can cancel or change your plan at any time from Settings; cancellation stops future charges and your plan’s paid features remain available through the end of the paid period.
Plan limits apply from the moment a plan takes effect. In particular, on the Free plan report photos are retained for 90 days from upload and then deleted — if you downgrade, photos older than 90 days become subject to that rule.
5. Your content
You own the reports, photos, recordings, documents, and other content you put into Inspectr. You grant us the limited license needed to operate the service: to store, process, transmit, and display your content in order to provide Inspectr’s features to you, including the AI processing described in the Privacy Policy. We claim no other rights to your content.
You are responsible for your content — including having the right to upload it and to include your clients’ information in your reports, and for complying with the laws that apply to your inspection business.
6. AI features
AI features produce drafts and suggestions, not inspection conclusions. AI output can be wrong, incomplete, or misleading. Some AI features write draft content directly into your report for you to review and revise (with the option to revert a build); others add nothing unless you confirm each suggestion. Either way, you are solely responsible for reviewing, correcting, and approving everything in your reports before you deliver them. Inspectr is not a home inspector, does not perform inspections, and its AI output is not professional advice.
7. Acceptable use
You agree not to:
- break the law or infringe others’ rights using Inspectr;
- probe, disrupt, or overload the service, or bypass its limits and security measures;
- create accounts by automated means or misuse free-tier limits through duplicate accounts;
- upload malicious content, or content you have no right to upload;
- resell or provide the service to third parties as your own.
8. Professional responsibility
Inspectr is reporting software. It does not replace your professional judgment, your standards of practice, or your legal and contractual obligations to your clients. You are solely responsible for the conduct and conclusions of your inspections and for the final content of every report you deliver.
9. Termination
You can stop using Inspectr at any time and can delete your account from Settings (see the Privacy Policy for what deletion does). We may suspend or terminate accounts that violate these terms, create risk for the service or other users, or are required to be terminated by law. Where reasonable, we will warn you first.
10. Disclaimers
Inspectr is provided “as is” and “as available”. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the service will be uninterrupted, error-free, or that content will never be lost — keep delivered reports with your own records.
11. Limitation of liability
To the fullest extent permitted by law, we are not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenues, or data. Our total liability for all claims relating to the service is limited to the amount you paid us in the twelve months before the claim arose (or $50 if you paid nothing). Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.
12. Changes to these terms
We may update these terms as the service evolves. If we make material changes, we will update this page and the date above and notify you in the app or by email. Continuing to use Inspectr after changes take effect means you accept the updated terms.
13. Governing law & contact
These terms are governed by the laws of the jurisdiction in which Inspectr is established, without regard to conflict-of-law rules. Questions about these terms? Reach us through the in-app support page.
